Here are a few of these new laws that passed
Accessory dwelling units, also known as ADU’s, Assembly Bill 1033
This bill will now allow ADU’s to be sold, which could in effect create multiple units on a given lot, each being sold separately which could mean that disputes between these homeowners on who will be responsible for what and who is going to pay for what, etc.
Now this law does allow cities to decide if they are going to participate.
Can you see all the future problems and issues to come, and all the new disclosures that will be needed to go along with this new law?
Another bill that just passed for 2024 is Assembly Bill 968, sounds good but does it help protect the buyer?
I can see a seller of that flip house telling a buyer of that flip house that later has a problem with house, (I’m sorry, but that was done by so-and-so contactor, and you have to deal with them and that contactor telling the buyer, no, I just installed it, and you have to contact the manufacture, etc.).
I know because, at least one new home builder has done it in the past to me and that, contactor was no longer in business, as per the contactor’s name they used when they built the units for the builder, and I had to pick up the cost myself.
